5 Simple Staging Tips

Staging is a great way to make your home stand out from the competition. It is your chance to help buyers see the true potential of your home. Here are five simple staging tips to get you started.

 

 1. Curb Appeal: We’ve all heard it! You only have one chance to make a first impression. Whatever the season; mow the lawn, shovel the snow, rake the leaves, prune overgrown plants, and remove unnecessary clutter from your yard. Yes, your favorite garden gnome must go! Also, consider painting the front door. Choose an attention grabbing color, like blue, red, or green.

 2. De-Clutter: Knickknacks, doodads, and chotchkies must go. Cut out at least 50% of your extra things. They can be distracting to potential buyers. All of the focus should be on the room, not the stuff in it. De-cluttering also includes extra furniture. Only use the bare essentials. Too much furniture can make rooms feel smaller. Smaller rooms = less $.

 3. Clean: If you do nothing else, PLEASE do this!!! Take the time to deep clean your kitchen, bathrooms, and carpets. Dirt and odors will scare away a buyer faster than an overpriced house.

 4. Room Function: Stage the room for the purpose that it was intended. A dining room should be staged as a dining room, not a sewing room or office. A patio is a place to sit and relax. It is not a catch-all for bikes and toys.

 5. Ambiance: Create an atmosphere that is welcoming for the buyers. You want them to feel at home. Make sure the home smells clean, is well lit, and kept at a comfortable temperature. If time allows, bake cookies prior to a showing. Nothing smells more like home than fresh baked cookies!
